6 Tips for Selling Your Older, Slightly Out-dated Home — Part 1

As the Spring approaches — and this snow eventually melts — a lot of people will be putting their older homes on the market. Whether you’ve lived in West Windsor, Hamilton, South Brunswick or anywhere in a home for more than 10 or 15 years, chances are you might have some things that need updating before selling your home. The truth is that buyers today are looking for homes that they can move right into with modern conveniences, up-to-date appliances and attractive decorating. Many are reluctant to buy a home that needs an overhaul to bring it into the 21st century.

It doesn’t need to cost a lot of money and the money that it does cost you to get your home ready to sell can actually make your much more money at the closing table! I’m going to start with three inexpensive updates that many homeowners can benefit from. I’ll have several others in Part 2 of this post.

  • Bathroom updates — This is a big one. Bathrooms are near the top of the list of what might make or break a homes sale. If you have a

    home that still has a pink or gray tile bathroom from the 50’s or 60’s, it might be time to update that. I know I said these tips won’t cost you a lot of money so I’ll show you how to do it for a fraction of the cost of a new bathroom. Instead of having a contractor tear our your entire bathroom and start over ($15,000+), hire someone to reglaze the tiles and tub in a neutral color. This can be done for less than a $1000 and you can even replace that  odd colored toilet for just a few hundred dollars. A granite countertop/sink combo for your bathroom can be bought for as little as $200. If you do all of these suggestions, it might cost you a couple thousand dollars, but it can earn you way more than that in then end. It can also make the difference between a quick sale and a many months of showing the home and reducing the price.

  • Hardwood Floor update — Many older homes have beautiful hardwood floors hiding under rose, green or gold carpeting. Hardwood floors are very popular today, if you have them, don’t cover them up. Most likely you’ll need to bring back the shine they once had. You can do that with some excellent cleaners and polishes available at hardware and flooring stores. If they need more work to get them to shine you can have them sanded and refinished or even hires someone to do a “sandless” refinishing for considerably less money. This one update can transform the look of your whole home for relatively little money.
  • Appliances — Older appliances in the kitchen bring down the value of your home. One quick way to update the look of the #1 room that sells a house is to update your appliances. Right now stainless steel is very popular. A new refrigerator or stove can be a major improvement, especially if yours is old, worn, or very basic. There are more choices today for getting a great deal on appliances and you should really consider this selling enhancement to increase the amount of money you walk away with after the closing.
